What maintenance is included in the condominium assessment?
Virtually all exterior maintenance is included – landscaping, snow removal, exterior window washing, and building and grounds maintenance. Owners are responsible for all interior maintenance.
What else is included in the assessment?
Common area utilities, trash pick-up, sewer and water service to your home, professional management and related administrative expenses, a reserve for replacements, and membership to the Swim & Racquet Club are included. A portion of your monthly fee also goes to the Geneva National Community Association for maintenance of the common elements of the greater GN community and various services, including the operation of the entry gate houses. Is property insurance included in the assessment?
The condominium association maintains insurance on the grounds, building structures and other “common elements”. Each owner is required to maintain insurance on the interior elements of their home and their personal possessions.
What about property taxes?
You will receive a separate tax bill for your individual unit and its prorated share of the common elements.
How much are the condominium fees?
A detailed budget and the current fees are available from any Keefe Real Estate salesperson.
Do I receive a builder’s warranty?
Every first time homebuyer receives a warranty from Capstar Geneva National, Inc., the developer of Cobblestone Courts. Please refer to the warranty for additional information.
Are high speed internet and cable television available?
Yes, Time Warner is the cable provider and also offers high-speed Roadrunner service. Please contact your Cobblestone Courts Customer Service Representative for details.
Are pets permitted?
Common domestic animals such as dogs, cats, and birds are allowed subject to the restrictions contained in the rules and regulations. Again, please consult the condominium disclosure documents.
